Air Conditioning Systems – TM44

The Government Legislation known as TM44 requires all air conditioning systems with an effective rated output of more than 12kW to have a formal inspection carried out by an Certified Assessor at least every 5 years.

Non-compliance to TM44 can result in some hefty fines for some scheme non-compliance and insurance claims can be invalidated for failure to meet statutory requirements.

The in-house engineers that we use all follow the government-approved Chartered Institution of Building Services Engineers (CIBSE) TM44 method to complete air-conditioning inspections and reports.

The inspection will be carried out by a CIBSE Accredited Air Conditioning Inspector and the report issued will be valid for 5 years after which you will be required to have a further inspection.

The report will be issued in the Department of Communities and Local Government recommended format using Sterling eVolve software or similar for uploading on to the Landmark Registry. Included is also a review of all maintenance records and an assessment of the cleanliness, condition and performance of all air-conditioning plant and equipment.
